Colorado Housing and Finance Authority (CHFA) finances the places people live and work. The mission of CHFA is to strengthen Colorado by investing in affordable housing and community development. CHFA was created in 1973 by the Colorado General Assembly to address the shortage of affordable housing in the state, and in 1982 began making loans to businesses.

After over a year of working from home, CHFA employees began to return to their office in downtown Denver. To encourage this, CHFA wanted to restructure their employee parking, making it more equitable for all members of the team.
Previously, parking was allocated by seniority. Because many traveled for work or worked remotely, parking spaces were often empty. This trend increased as more people moved to hybrid working. With 115 parking spaces and 200 employees, those driving into the office were missing out on onsite parking, even though spots were available.
CHFA chose to remove parking allocations and make the majority of their parking bays available to any employees coming into the office on a day-to-day basis. To manage this transition, CHFA implemented Parkable.
The Parkable app has a fairness algorithm that allows employees to reserve parking one day in advance, and check parking availability in real time. With Parkable, all employees can now access parking at the office.
Parkable’s admin panel gives Brian and the facilities team at Colorado Housing and Finance Authority the visibility to track who is using which parking spaces, and enables better management and even monetization of their parking assets.

By enabling all employees to park onsite, CHFA’s parking garage occupancy increased by 57% meaning fewer spaces are sitting empty.
Parkable has had a really positive impact on CHFA employees, who can now secure a parking spot before they leave home – and are more likely to come into the office because of it.
The CHFA facilities manager estimates time spent managing parking has been reduced by 9 hours a week.
Through Parkable’s occupancy tracking data, they learned that one of their parking lots ( 30+ spaces, outdoors) was not favored by employees – it’s now leased to a third party operator and generating additional revenue for CHFA. Win/win.
