Caribbean Park is one of Australia’s largest and most diverse master planned environments. Spanning 500-acres, a true suburb-sized precinct in Melbourne’s South East just 27km from the CBD.

With six office buildings, landscaped grounds, and an on-site hotel and restaurant, it is one of Melbourne’s leading workplace destinations. But behind the scenes, 3,700 parking spaces across 28 tenants were being managed with PDFs and consultant-drawn maps — a system too slow for a precinct built to grow.

The motivation

Old mapping methods couldn’t keep up with changes

For Tim Rubio, Asset Manager at Caribbean Park, parking had become increasingly complex. Like many in the industry, he relied on static PDFs to keep track of allocations — forced to juggle manual updates for each tenant and keep track of what had shifted between versions. Every few months he commissioned professionally drawn site maps from an external consultant, but by the time those came back, tenant needs had already changed. PDFs? Static. Consultants? Expensive. Records? Out of date before a hot coffee turns cold.
