600 Townsend is a five-story, 215,000-square-foot Class A property, previously managed by Newmark. With tech and professional-services tenants like Tools for Humanity and Patreon, the building prides itself on offering a premium tenant experience.

You don’t expect parking to keep a Class A office building awake at night. But at 600 Townsend Street, finding a morning parking spot was a daily dilemma.

Newmark Property needed a fix as sleek as their property. And they needed it quicker than their fast-growing tech and professional services firms tenants — could say ‘there’s one!’


The motivation:

Rising tenant friction.

In a market where renewals matter, even a “healthy” 8% vacancy — in a city hovering near 30% — made rising tenant friction hard to ignore.

On paper, everything should have run smoothly:

· 158 gated spaces (including two EV) across four entries

· 90% unreserved, using badge access

· Occupancy spread evenly thanks to hybrid schedules

But morning parking was hit or miss.

With no system to manage garage access or coordinate allocations, tenants' hybrid schedules caused friction. Average occupancy hovered around 80%, peaking at 92% on busy days — great for energy, but tough with limited parking.

The main tenant was allocated 89 spaces, with broader staff access to the garage—plus subtenants’ 36 spaces.

Yet come midweek, late-comers were looping the garage in frustration after the early birds had snapped up all the spare spots.

The property manager began fielding a tenant complaint list longer than a garage full queue. With no visibility into who was using each space, their day disappeared into spreadsheets and access logs.
